What is LLRE?

Who We Are

LLRE is the modern real estate agency for the discerning Indian client. We bring together technology and attentive customer service to create transparency, professionalism, and accountability in the process of discovering, analyzing, purchasing, or selling a luxury home. Currently, we are focused on curating properties for real estate buyers or investors who aspire to own property in North Goa – but we plan to expand our coverage to other markets across South Asia.

Technology:
LLRE is a proprietary online property platform that enables property discovery and analysis. The platform is supported by a team of real estate agents who aim to build meaningful, authentic, productive, and mutually lucrative relationships with our clientele.

Team
LLRE's agents invest their time conducting online and offline market research, and preliminary due diligence on real estate investment opportunities. LLRE's platform allows our on-ground team of agent to collaborate with buyers, by continually showcasing new properties to clients, which more approriately meet clients' requirements. 


What We Do

We de-risk complex real estate transactions between diverse parties, by bringing together motivated property buyers and sellers to conduct deals in a professional, secure, environment. 

For buyers, we provide high-quality, verified real estate investment information through our web site – giving you the confidence to know that you are investing at the right time, in the right place, for the right price. Our sales team coordinates the entire real estate purchase journey, from listing discovery and due diligence, to site visits, property comparison, negotiations, and transaction execution. 

For sellers, we provide the support and guidance required to successfully monetise their real estate holdings – from marketing, to sales, to transaction closure. Importantly, we only reveal confidential information regarding property listings – such as asking prices, location and locality, and developer names – to registered clients who have both the means and motivation to invest in real estate.

We value both technology, and the human touch. Our web platform is intended to help our clients simplify and organise their real estate investment journey – but it is not a solution in and of itself. Rather, it is a medium for communication between our team, and our customers. Outside of our platform, our team of agents is available to connect with our clients by phone, Whatsapp call, Video meeting, or in-person meeting to discuss your real estate journey. Certain aspects of real estate discovery and comparison (such as site visits and advanced negotiations) simply have to happen offline. It is our endeavour to provide our clients with an experience that is both 'high tech' and 'high touch.'

LLRE Web Platform User Features

How do I become a Registered User of LLRE?

To request Client Access to the LLRE platform:
1) Click the 'Log In' button on the top right of your web browser.
2) Click the 'Sign Up' button on the Log in page.
3) Fill out the registration form that pops up.
4) A Sales representative will contact you by Whatsapp or Email to understand your property investment requirement in detail, and complete the Client KYC/Registration process.


Which features are available to Unregistered Users?

Unregistered users are users who are yet to complete their registration as Living Luxury clients. Unregistered users are able to browse the LLRE platform in limited detail, and can view: 
- Property category (e.g. land, apartment, ultra-luxury villa)
- Property photos
- Property size
- Market (e.g.) North Goa. 

Unregistered users cannot access:
- Confidential listing information, including Asking Price and Location 
- Advanced search 
- Client Dashboard (including Feeds, Favourite Properties, Saved Searches, and My Documents)


Which features are available to LLRE Clients?

LLRE Clients are users who have completed the client registration process. Once you have logged in as an LLRE client, your name will be visible in the top right corner of the screen (where the Log in button was previously), and a small blue tick will appear next to your name. 

LLRE Clients have access to the following features:
Listings 
- 'Like' functionality to save property listings in Dashboard 
- Property price information available on request by contacting LLRE Agent through email or Whatsapp
Dashboard
- Feeds (curated listings which have been personally curated for you by one of our agents)
- Favourite Properties
- Saved Searches
- My Documents
Search
- Advanced Search
- Search by Locality
- Search by Price


Which features are available to LLRE Premium Customers?

LLRE Premium customers are valued members of our real estate investment community, with whom we have built a trusted working relationship. Our premium clients enjoy access to advanced features on our website. This enhanced access is a testament to the mutual trust and confidence we share with our premium clients.

Once you have logged in as an LLRE Premium customer, your name will be visible in the top right corner of the screen (where the Log in button was previously), and a small gold star will appear next to your name.


In addition to LLRE Client features, LLRE Premium customers also have access to:
Listings:
- Confidential information such as price, developer name, locality, and exact location
- Developer database


Listings

The Listings section allows prospective real estate investors to discover new potential investment opportunities. In the listings section, LLRE provides property information about real estate investment opportunities which has been meticulously gathered and verified by our operations team. LLRE listings includes photos, videos, and data about individual properties, localities, and developers. Registered LLRE Clients and LLRE Premium customers can also access confidential listing information.


Dashboard

The Dashboard section of the LLRE Platform is a Software as a Service tool intended to help potential investors compare and analyze potential property listings, as well as schedule site visits as interact with our agents through the Feed and Shared Documents section.


What are the categories of users who can access the LLRE Platform?

There are three categories of users who can access the platform:
1) Unregistered Users
2) LLRE Clients
3) LLRE Premium Customers

Service Fees & Business Model

For Buyers

We charge a 2% Service Success fee to our buyer clients once a transaction has been negotiated and executed.
- Upon registration of the sale deed we will invoice you 2% of the sale price as a Service Fee which will be payable within two weeks of invoicing. In case of under-construction ("pre-sale") properties, the entire brokerage amount is payable is at 20% of the construction payment timeline.
- GST will be charged extra as applicable on the 2% Service Fee amount. For example, if the prevailing GST rate is 18%, then the total Service Fee to a client, including GST, comes to 2.36%.
- In case a property shortlisted by LLRE is presented to you by any other realtor, agent, or broker, the above Service fees will continue to be payable to us. If you are working with any other realtors, agents, or brokers, please do inform us in advance to avoid a conflict of interest.

For Sellers

We charge a 2% Service Success fee to our seller clients once the consideration value has been received in your bank account.
- GST will be charged extra as applicable on the 2% Service Fee amount. For example, if the prevailing GST rate is 18%, then the total Service Fee to a client, including GST, comes to 2.36%.
